Our client operates a state-of-the-art, purpose-built retirement home in Co Meath. To accommodate more residents, they expanded their facility, adding new rooms to reach a total of 66, along with various additional amenities.
The Expansion:
With the increased capacity, the client needed more staff to maintain their high standard of care. They began an extensive advertising campaign to fill these new positions.
The Problem:
Despite offering an attractive employment package, potential recruits faced a significant barrier: a lack of affordable housing within a reasonable commuting distance. As a result, many positions remained unfilled.
The Knock-On Effect:
The inability to staff the expanded facility meant the new beds could not be occupied, leading to a substantial loss of potential income. With nursing home rates ranging from €982 to €1,636 per week per bed, the financial impact was significant. Concurrently, the average rent in the area was €1,330.13, and the cost of a house was approximately €280,000, with a projected annual increase of 3.5% to 4% due to low supply.
The Solution:
Arch-I Modular Solutions proposed a practical and innovative solution. Collaborating with the client’s architect, we designed a 5-bedroom unit complete with a living area, kitchen, pantry, and laundry room. Each bedroom was ensuite, and the building was heated by an energy-efficient air source heat pump. This unit, costing around €300,000, was designed to be easily convertible into additional retirement home beds in the future.
The Outcome:
The client received a modern, fully-finished 5-bed building with a BER of A3. This new accommodation enabled them to attract and retain the necessary staff, ensuring they could continue to provide excellent care to their residents.
