We manufacture our buildings using three main construction methods: 3D volumetric, 2D panelised, and custom steel fabrication. Each method suits different project types, site conditions and timescales. All work is completed in our ISO 9001 certified facility in Cavan.

2D Panelised Systems

Structural wall panels, floor cassettes and roof sections manufactured off-site with insulation, vapour barriers and weatherproofing fitted. Panels assemble on your foundations to create buildings of any size.

This method offers maximum design flexibility for residential developments and sites where traditional construction appearance matters. Components arrive in manageable sections, making it ideal for projects with difficult access or where varied architectural designs are required across a single development.

Residential Applications

2D panelised construction suits residential housing where speed and traditional aesthetics both matter.

Panels arrive with insulation and weatherproofing installed, reducing on-site construction time whilst maintaining conventional housing appearance.

Delivers off-site manufacturing efficiency without compromising kerb appeal or planning requirements.

Infill Systems

Panelised systems work as complete structural solutions or infill within existing frames.

Suits renovation projects, extensions, or new builds where design needs vary.

Panels integrate with steel, timber or masonry structures, giving flexibility to combine construction methods based on site requirements or phased delivery.

Difficult Site Access

Sites with restricted access can't accommodate large volumetric modules transported by crane.

Components arrive on standard lorries and can be manually positioned.

Practical for urban infill sites, rural locations with narrow lanes, or developments beneath flight paths or power lines whilst maintaining factory quality control.

3D Volumetric Buildings

Complete building modules manufactured in our factory and delivered fully fitted. Each unit arrives with electrics, plumbing, insulation and internal finishes already installed.

Modules crane into position and the building becomes operational within days.

Factory-controlled conditions ensure consistent quality regardless of weather, whilst simultaneous on-site and off-site work cuts project timescales by up to 50%. This method suits commercial and educational buildings where speed of delivery and minimal site disruption are priorities.

Our Manufacturing Process

Our Cavan facility handles everything from steel fabrication to final finishes. The FrameCAD Roll-Forming Line manufactures structural frames to exact specifications.

Module assembly happens in dedicated bays with services, insulation and finishes installed. Each unit undergoes structural testing before transport. Work progresses continuously, unaffected by weather conditions.

Speed and Quality Control

Work progresses simultaneously on-site and in our facility, cutting timescales by up to 50%. Building assembly typically completes within days once modules arrive.

Foundation work proceeds whilst modules are manufactured, maximising efficiency and reducing the critical path between project approval and operational handover.

Minimal Site Disruption

Most construction happens off-site, reducing on-site activity by approximately 70%. This minimises noise, dust, traffic and safety risks. For schools and commercial premises, building work progresses without disrupting operations.

Final installation typically completes during planned shutdown periods or weekends. Particularly suits buildings where construction must work around operational schedules.

Steel Fabrication

Hot-rolled and welded steel structural frames manufactured in-house for modular buildings and standalone steelwork. We produce beams, columns, posts, bases and custom structural sections to exact specifications, all certified to EN 1090 standards.

In-house steel fabrication gives us complete control over structural quality and project timescales. We supply steel frames for our own building systems and provide standalone steelwork to external contractors requiring EN 1090 certified fabrication.
